Interest-Only mortgages

Your home may be repossessed if you do not keep up repayments on your mortgage.

This is something I have talked about in the past, of how I would expect it to be a growing market.

The Openwork Partnership is one of the UK's largest and longest established financial advice and investment companies, and I work with them. As the full article from Openwork says (see associated article on my website) the Financial Conduct Authority (FCA) recognise that Interest-Only mortgages and Part-and-Part mortgages may be appropriate in certain circumstances.

This is a change from the general view of the market after the financial crisis, when it was almost a given that Interest-only mortgages for anything other than Buy-to-Lets wasn’t possible.

Due to rising house prices, perhaps going up higher as a percentage than salaries, it can become very hard to afford the house your situation requires. You might not want to leave the area you were raised in for example. This happened a lot to my friends as we hit a certain age in Tring, with surrounding areas like Aylesbury and Leighton Buzzard being more manageable.

We are told how important having savings is, and I agree wholeheartedly. Not just for a rainy day, but for many reasons including retirement planning, and just being able to do the fun stuff you and your family want to do over your lifetime. It becomes far harder to build up a savings pot when you are stretching yourself so thin to get the property you want. If the FCA can make it more available when you have a credible repayment strategy to take some or all of that debt on Interest-only basis, it could help in certain circumstances.

Can a quality advisor really be giving best advice if they just automatically consider Capital Repayment of your mortgage as the only option every time, like it almost felt like in 2009? Are they giving you a proper review of all your circumstances, or just ‘order-taking’?
